There are basically two types of realtors
Many if not most are ‘passive’ agents who suggest or accept a superficial analysis to less than optimally price your property (maybe even inflate it a bit to get you to sign so they can use the listing to find new buyer clients for themselves), suggest a little fixup, painting and cleanup, produce a brochure, take a few photos, list it and announce an open house on the MLS, install a yard sign, add a little social media, then sit back and hope to field offers.
On the buyer’s side, they typically just set up an automatic MLS alert to send you when a suitable property is listed. Hope is not the best strategy and frankly, many folks can do most of this themselves saving a hefty broker commission.

The market ultimately determines this. The best agents help carefully prepare your home to look its best, produce an exciting listing with professional images, a 3-D virtual tour, detailed floorplan, virtual staging, recommend pre-listing home inspection and warranties where applicable, maintain close client communication and collaboration, directly promote your listing throughout the entire real estate profession, and most importantly directly prospect for qualified buyers several hours every day.
